WHO IS RESPONSIBLE FOR REPAIRS?

Generally speaking, with the exclusion of structural cubic air space (such as a supporting column of a high rise building) the owner of a lot is responsible for anything within the air space of the lot as defined in the registered strata plan.

The air space extends from the upper surface of the floor (which includes the upper surface area of the tiles), the lower surface area of the ceiling and the inner surface of the perimeter walls.

Any matter requiring repair which is not within the air space of the lot is, in the absence of any narration on the registered exclusive use and obligations of maintenance by law will be the responsibility of the strata scheme to repair.

Please refer to your work order or the relevant Strata Managers instruction for invoicing approval.
